Full Definition

A move-out inspection (also called a pre-move-out inspection or final walkthrough) is an assessment of the rental unit's condition at the close of the tenancy. In some states, tenants have a statutory right to be present at this inspection. California's law is the strongest: it requires landlords to notify tenants of their right to a pre-move-out inspection and conduct it in the tenant's presence if requested, at which point the landlord must give the tenant a written statement of proposed deductions -- giving the tenant an opportunity to cure issues before vacating. This is called a 'pre-inspection.' Other states recommend but do not require a joint walkthrough. Even where there is no legal right to be present, tenants should request a joint walkthrough, document their own condition photos before leaving, and get any landlord statements about condition in writing. A landlord who refuses a tenant's reasonable request for a joint inspection may face skepticism from a court if disputed deductions arise later.
